What is a HUD home?
A HUD home is a residence that has a mortgage backed by the Federal Housing Administration (FHA). The FHA insures home loans from default for qualifying properties in specific areas of the country. FHA is overseen by the US Department of Housing and Urban Development, which is where the term H.U.D. comes from.
If the borrower defaults on an FHA insured home loan, the FHA pays off the lender and HUD becomes the owner of the home. Because the main focus is on promoting affordable home ownership opportunities and not on maintaining real estate, HUD will enlist the services of a HUD approved real estate professional to sell the foreclosed home to the public.
HUD foreclosures are listed on local MLS services and at the government website, www.hud.gov. In Texas, HUD homes are posted for auction online through the government approved listing company, and bids are placed directly through their website. When these homes go up for sale at auction, bids can only be made through a HUD registered broker or agent. That's where we come in!
